AUCTION TERMS & CONDITIONS
• Everything sells to the HIGHEST BIDDER, REGARDLESS OF PRICE!
• Open to the public.

• 10% Non-negotiable Auction Fee charged.
• Everything sells on an “AS-IS, WHERE-IS” basis.
REAL ESTATE
ONSITE BIDDERS
• $50,000 cash or cashier’s check, payable to Alan Frenkel Auction & Realty, must be displayed to bid.
• A deposit of 20% of the contract price (high bid plus 10% Auction Fee) will be collected at the auction upon winning the bid.
ONLINE BIDDERS
• Registration for the auction with delivery of 20% deposit of your highest Contract Price (high bid plus the 10% Auction Fee) by cashier’s check or wired funds by Thursday, May 1st at 1PM EST. Funds to be escrowed. Call for wire instructions.
• Any wire transfers will incur a $25 wire fee, incoming or outgoing.

ALL BIDDERS
• Balance due within 30 days of the auction at closing on or before June 2nd, 2025.
• 2025 real estate taxes to be paid by the Buyer.
• All closing costs to be at the expense of the Buyer.
• Sells on an “AS-IS, WHERE-IS” basis subject to buyer’s inspection.
• Possession with deed at closing.
• Inspection at OPEN HOUSES ON SATURDAY, April 12th, 19thth & 26th & SUNDAY, April 13th & 27th from 11 AM to 2 PM and WEDNESDAY April 23rd 5-7 PM.

• Auction conducted on-site and online, rain or shine.
Broker Participation available. Broker must register 48 hours prior to the auction. Call to qualify.

PERSONAL PROPERTY
• Everything sells to the HIGHEST BIDDER, REGARDLESS OF PRICE!
• Everything sells on an “AS-IS, WHERE-IS" basis.

• NON-VEHICLES: Payment due in full on day of auction – Cash or Credit Card.
• FOR VEHICLES: Payment in full at checkout in Cash or Check. Check to be swapped for cash or proof of wired funds ($15 wire fee) by Monday May 5th, 2025 at 1 PM EST.
• Non-dealer buyers must show proof of vehicle liability insurance policy (insurance card).
• Removal of all items by 3 PM on Monday May 5th, 2025
• Inspection of vehicles on Friday May 2nd from 9-11 AM and one hour prior to the auction
• Auction conducted onsite, rain or shine!
Announcements made at the auction take precedence over printed material.
