By attending or participating in our estate sales, you agree to the following terms and conditions:

1. Sale Hours & Entry

* Entry is on a first-come, first-served basis. We may limit the number of shoppers inside at one time for safety and space.
* Early sign-up sheet may be available prior to opening.
* We reserve the right to refuse entry or service to anyone behaving disruptively or disrespectfully.

2. **All Sales Are Final**

* **No returns, refunds, or exchanges.** All items are sold **AS IS / WHERE IS**.
* Buyers are responsible for inspecting items before purchase.
* No guarantees or warranties are expressed or implied.

3. **Payment Terms**

* We accept **cash, credit cards (Visa, MasterCard, AMEX, Discover)**, and Venmo
* **No personal checks accepted.**
* Maryland state sales tax (6%) will be added unless you provide a valid resale certificate.

4. **Item Holds / Pricing**

* We do **not hold items** without full payment.
* Prices are firm at the start of the sale. Some discounts may apply on subsequent days and will be clearly posted.
* Haggling is not permitted unless clearly stated by staff.

5. **Pickup & Removal**

* All purchases must be removed **by the end of the final sale day** unless alternative arrangements are made **with staff in writing**.
* Buyer is responsible for bringing tools, packing materials, and adequate help to load large or heavy items.
* Staff cannot assist with loading due to liability.

6. **Safety & Conduct**

* No large bags, backpacks, or purses. Small shopping bags or boxes may be allowed at staff discretion.
* Children must be supervised at all times.
* You break it, you buy it.
* No food, drinks, or smoking on the premises.

7. **Parking**

* Be respectful of neighbors and do not block driveways, mailboxes, or fire hydrants.
* Follow posted signs and staff instructions for parking.

8. **Liability Waiver**

* You enter the property at your own risk. **Mission Critical Corporate & Estate Downsizing and the property owner are not responsible for accidents, injuries, or loss.**
