We are not responsible for accidents. All items will be sold as is., no refunds or exchanges. Any items left after 30 days will be resold. No large bags or heavy coats please. Thank you.

We do our best to insure every item in pictures posted is there on first day of sale. In RARE circumstances, a client will remove an item. In that case we will do our absolute best to update pictures.

All items must be picked up by 3:00 pm Saturday, unless special arrangement have been made.

Open Door Estate Sales will be collecting sales tax on Open Door Estate items. Other estate items in this sale are not regulated for sales tax.
