Terms & Conditions
Terms of Sale
By registering to bid at auction, you hereby enter into, and agree to be bound and to comply with the following terms and conditions.
AS IS- all property is sold as is without representation or warranties by TA or the consignor, express or implied, as to the correctness of the catalogue or other description of the authenticity, size, rarity, quality, medium, frame, period date, age, exhibitions, importance of provenance, literature or historical significance or relevance, attribution, fitness for particular purpose and no statement anywhere, whether oral or written, whether made in the catalog, sales room posting or announcement, invoice, condition report or elsewhere, shall be deemed such a warranty, representation or assumption of liability.
While TA is not obligated to provide a condition report, condition reports for most lots can be found online on both the TA website (treadwellauctions.com) and bidding platform (liveauctioneers.com). Potential bidders are encouraged to contact TA for additional condition information on any lot. TA does not warrant the condition of any lot.
The absence of a condition report does not imply that the lot is in perfect condition or completely free from imperfections, wear or effects of aging. Condition reports provided as a courtesy by TA, whether online or at a person's request are based on a visual inspection and for guidance only. Such condition reports should not be relied on as statements of fact and do not constitute a representation, assumption of liability or warranty by TA. Condition is a subjective evaluation, and the final responsibility rests with the buyer to assess the condition of any item sold by TA.
TA and the consignor are not responsible for errors and omissions in the catalogue or any supplemental material. Any description of a lots dimensions and weights is approximate. No description or report about a lot is a substitute for your own examination of a lot.
TA and the consignor make no representation or warranty, express or implied, that the purchaser will acquire any copyright or reproduction rights in any property.
Limitation of Liability
In no event will our liability to a purchaser with respect to an item of property exceed the purchase price actually paid by such a purchaser for such item.

Treadwell Auctions
Description & Details
The Frank and Irene Giuffrida Collection
Treadwell Auctions is honored to present the private collection of Frank and Irene Giuffrida of Lynnfield, Massachusetts. The Giuffrida’s are best known as the founders and proprietors of Hilltop Steak House in Saugus, Massachusetts. What began in 1961 as a modest roadside bar on Route 1 was transformed by Frank Giuffrida into one of the most iconic and successful restaurants in the country. Originally opened as a 400-seat steakhouse with five themed dining rooms and a cocktail lounge, Hilltop eventually expanded to accommodate more than 1,500 guests due to overwhelming popularity and demand.
In 1977, the Boston Globe described Hilltop as generating the highest gross sales of any restaurant in the nation. While renowned for its classic beef-focused menu, Hilltop became equally celebrated for its unforgettable Western-inspired atmosphere. Guests were immersed in a world of carved wooden Indians, stone fireplaces, buffalo heads, Victorian lighting, rustic décor, and the warm earth tones that defined the restaurant’s unmistakable character.
Outside, grazing fiberglass cattle and the towering 68-foot neon cactus sign welcomed generations of visitors traveling along Route 1-the cactus still stands today as a recognized local landmark.
This sale features the private collection that filled the Giuffrida family home for decades. Following the viral success of TikTok videos showcasing the residence and its interiors, granddaughter Caterina Primavera told Newsweek, “The home is very much rooted in 1970’s design, although many elements lean into the late 1960’s as well. My nana had a very distinct vision and designed the entire space around that era??.
