• This is a curated estate liquidation held in both levels of the house plus the detached 2 car garage.
• Please respect all marked private areas.
• All items are sold as-is and where-is. Please inspect items carefully before purchasing. All sales are final, with no returns, refunds or exchanges.
• No early sales, preview showings, or pricing information will be provided before the sale.
• Items are available on a first-come, first-served basis. We cannot guarantee that an item pictured or described will still be available when you arrive.
• We are unable to hold items without full payment. An item is not considered sold until payment has been completed.
• Please bring your own help and appropriately sized vehicle for furniture and other large purchases. Sale staff cannot guarantee assistance with moving or loading.
• Buyers assume responsibility for their purchases once payment is made, including safe removal and transportation.
Any damage caused during removal is the buyer’s responsibility.
• All purchases must be removed by the end of the sale each day.
• Please do not block driveways, mailboxes or neighboring properties. Follow all posted parking instructions and be considerate of the neighborhood.
• For safety and space, the number of shoppers allowed inside the sale area may be limited. Please be patient if a short wait is necessary.
• Please keep children with you at all times. The sale organizers and homeowner are not responsible for accidents or injuries occurring on the property.
• We reserve the right to remove an item from the sale, correct a pricing error, refuse a sale, or ask anyone behaving disrespectfully or unsafely to leave the property.
• Discounts, if offered, will be announced during the sale. Please do not contact us in advance with offers on pictured items.
