Terms & Conditions

These Terms & Conditions apply to all purchases made during this estate sale. By entering the property and/or purchasing items, you agree to the terms below.

1) All Sales Final / As-Is

All items are sold AS-IS, WHERE-IS. All sales are final. We do not offer refunds, returns, exchanges, credits, or warranties (express or implied). Please inspect items carefully and ask questions before completing your purchase.

2) Pricing, Availability, and First-Come Policy

All items are available on a first-come, first-served basis. Pricing is as marked and may change at any time during the sale. We are not able to guarantee availability of any item until it is paid for in full.

3) Payment Methods

We accept cash and may also accept Venmo/PayPal (as posted at the sale). For digital payments, items must be paid in full and payment must be confirmed before any item leaves the property.

4) Holds, Deposits, and Checkout

Holds are not guaranteed and are offered only at our discretion. If we agree to hold an item, we may require a non-refundable deposit and a specific pickup time. If the buyer does not return by the agreed time, the item may be released to the next buyer.

5) Large Items, Loading, and Pickup

Buyers are responsible for all moving, loading, and transportation. Please bring appropriate help, tools, straps, blankets, and a suitable vehicle. We cannot provide moving labor.
Large-item pickup must occur within the agreed timeframe. If an item is not picked up as agreed, any deposit may be forfeited and the item may be resold.

6) Testing and Condition

Where feasible, buyers may test electronics and appliances prior to purchase. However, we cannot guarantee functionality once items leave the premises. Condition is reflected as best as possible by on-site inspection and any posted notes; items may show normal wear consistent with age and use.

7) Safety and Entry at Your Own Risk

This is a private home/property. Enter at your own risk. Please watch your step and be mindful of stairs, uneven surfaces, and crowded areas. We are not responsible for accidents, injuries, or damage to personal property. Children must remain with an adult at all times.

8) Respect for the Property and Conduct

Please be respectful of the home, neighbors, and staff:

No smoking.

No food or drink inside (where posted).

Do not block driveways or neighbors’ access.
We reserve the right to refuse service or ask anyone to leave for unsafe, disruptive, or disrespectful behavior.

9) No Early Arrivals

Please do not arrive before the posted start time. We cannot accommodate early access.

10) Discounts and Day-to-Day Pricing (If Applicable)

If discounts are offered, they are applied at the discretion of the sale operator and may vary by category or item. Not all items are eligible for discounts.

11) Sales Tax (If Applicable)

Sales tax may apply depending on local requirements and whether the sale is operated by a licensed business. If applicable, sales tax will be added at checkout.

12) Security and Monitoring

For security purposes, the premises may be monitored or recorded. We may request bag checks upon exit.

13) Photos and Listings

Any photos, previews, or online listings are for reference only. Items are sold as they appear on-site, and included parts/accessories are only those present at time of purchase.

14) Questions

If you have questions—especially about dimensions, large-item pickup, or special handling—please ask before purchasing. We’re happy to help when possible.
