*** CREDIT CARDS ACCEPTED on purchases of $100 or more only, HOWEVER...We have very poor cell connection at certain properties, so please be prepared to pay with (or go get) CASH if we are not able to run a card at the time of purchase.

*** YOU MUST BRING OR ARRANGE FOR YOUR OWN LOADING HELP ON ALL ITEMS!

***ALL ITEMS ARE SOLD "AS IS/ WHERE IS", so please inspect everything carefully before paying.

***No Refunds or exchanges. All items are sold AS IS/WHERE IS, so be sure to inspect you treasures carefully.

***WE ARE NOT RESPONSIBLE FOR ACCIDENTS OR INJURY WHILE YOU ARE VISITING THIS ESTATE SALE

***We are required to collect Sales Tax. Resellers, please bring us your PRE Filled out Tax Exemption form. We don't always have Your file at any given Estate (depending on how many sales we have that week), so always be prepared to bring us a new copy if You would like to use Your Tax Exemption.

***No Public restroom. All areas are being used for display, storage, and/or have security cameras in them.

***Security Cameras are in use at all times 3 weeks prior to sale, as well as security officer on premises the entire week of the sale.

***All Valuables are removed from the Property each evening. We DO NOT have gold, silver, etc... coins at this sale.

***No Personal Shopping Bags or large Purses are allowed

You must use one of OUR tags (with your name on it) to tag larger items that you can not carry to your holding area. IF YOU TAG IT, PULL A PRICE TAG, OR PUT IT ON THE HOLDING TABLE..... YOU BUY IT !!!!
It is not fair to the other customers or the Homeowner if somebody comes through and tags MANY items, then waits and "decides" which ones they are actually going to buy later. Others may have left thinking it was sold, and we could lose the sale for our Sweet Homeowner.

***Please bring your own BOXES / BAGS / and WRAPPING, as we are always running low

***Due to our vast number of Upcoming Sales and tight timeline, we are unable to answer pricing and availability questions before the sale except on large ticket items (Vehicles, etc...)

***We may have to limit the number of people in at once, to start anyway, depending the estate size/crowd, etc.... We typically put #'s out front at 6am the first morning of the sale (for any early birds), so feel free to come by and grab a number, then you can return about 30 minutes before opening. If you arrive and there is a line, please know that we are working as quickly as we can to get everyone through. This is strictly for the safety of everyONE, as well as our staff, and all of our client's belongings.
If you have to wait in a short line, please remember that we can not control the weather., or other customers waiting as well.

***J&S Estate Sales does not own a resale shop, booth, or consignment store (or other), so all items are sold on the Estate's premises during posted sale hours only. We do not remove any items for outside sales.
