*** CREDIT CARDS ACCEPTED on purchases of $100 or more only, HOWEVER...We have very poor cell connection at certain properties, so please be prepared to pay with (or go get) CASH if we are not able to run a card at the time of purchase.
*** YOU MUST BRING OR ARRANGE FOR YOUR OWN LOADING HELP ON ALL ITEMS!
***ALL ITEMS ARE SOLD "AS IS/ WHERE IS", so please inspect everything carefully before paying.
***No Refunds or exchanges. All items are sold AS IS/WHERE IS, so be sure to inspect you treasures carefully.
***WE ARE NOT RESPONSIBLE FOR ACCIDENTS OR INJURY WHILE YOU ARE VISITING THIS ESTATE SALE
***We are required to collect Sales Tax. Resellers, please bring us your PRE Filled out Tax Exemption form. We don't always have Your file at any given Estate (depending on how many sales we have that week), so always be prepared to bring us a new copy if You would like to use Your Tax Exemption.
***No Public restroom. All areas are being used for display, storage, and/or have security cameras in them.
***Security Cameras are in use at all times 3 weeks prior to sale, as well as security officer on premises the entire week of the sale.
***All Valuables are removed from the Property each evening. We DO NOT have gold, silver, etc... coins at this sale.
***No Personal Shopping Bags or large Purses are allowed
You must use one of OUR tags (with your name on it) to tag larger items that you can not carry to your holding area. IF YOU TAG IT, PULL A PRICE TAG, OR PUT IT ON THE HOLDING TABLE..... YOU BUY IT !!!!
It is not fair to the other customers or the Homeowner if somebody comes through and tags MANY items, then waits and "decides" which ones they are actually going to buy later. Others may have left thinking it was sold, and we could lose the sale for our Sweet Homeowner.
***Please bring your own BOXES / BAGS / and WRAPPING, as we are always running low
***Due to our vast number of Upcoming Sales and tight timeline, we are unable to answer pricing and availability questions before the sale except on large ticket items (Vehicles, etc...)
***We may have to limit the number of people in at once, to start anyway, depending the estate size/crowd, etc.... We typically put #'s out front at 6am the first morning of the sale (for any early birds), so feel free to come by and grab a number, then you can return about 30 minutes before opening. If you arrive and there is a line, please know that we are working as quickly as we can to get everyone through. This is strictly for the safety of everyONE, as well as our staff, and all of our client's belongings.
If you have to wait in a short line, please remember that we can not control the weather., or other customers waiting as well.
***J&S Estate Sales does not own a resale shop, booth, or consignment store (or other), so all items are sold on the Estate's premises during posted sale hours only. We do not remove any items for outside sales.

*We all have been working MANY long days/nights here for almost a month getting this MASSIVE TIME CAPSULE SALE ready for y’all, and literally have blood, sweat, and tears into this one
(yep, all 3! )
*** We regret to inform y’all that our “COMPLAINT DEPARTMENT” WILL BE CLOSED 4/23 – 4/26.
*Please come with your BEST “FUN” ATTITUDE, patience, and huge smiling faces, and be prepared to have a GREAT TIME with us ! Anyone who tries to spoil the fun for others (or us!) will be asked to leave.
*We are JAM PACKED in from floor to ceiling, wall to wall, downstairs and upstairs, inside and outside…so needless to say, it’s extremely tight in here.
Holding/checkout are is extremely tight as well, but we did the very best we could to make as much room as possible.
*** Depending on the crowd, we will have to limit around 30 in at one time ( to start, anyway).
This is strictly to ensure the safety of everyONE and everyTHING!
We always work as quickly as we can to get everyone through though !
If you are an "early bird", security will put #'s on the front porch at 6am when the address is released. You are welcome to crab a # (ONE PER PERSON) then go have coffee/breakfast, etc... and return before we open at 10:00.
If you come and there happens to be a line, please be patient with our security at the front door, because we definitely want you to come in as quickly as possible !
*This truly a fabulous sale that will take you through MEMORY LANE, but as you’re “strolling”, please be mindful of your time if others are waiting to get in.
You could literally spend hours in here “reminiscing” with others and lose track of time, and we want to make sure that everyone gets to come inside in a timely manner.
You are more than welcome to take purchased items to your vehicle, then come back through as many times as you’d like to each day!
*You will need to watch where you are walking at all times!
There are literally TREASURES everywhere (as well as stairs with a loose handrail, a few steps into/out of the garage, into the back yard, as well as uneven ground in some of the outside areas)
Also, we have TREASURES on/under/above EVERY possible surface, so make sure to LOOK UP, DOWN, and ALL AROUND at all times please. (Especially since the ground is supposed to be wet with all the predicted rain over the weekend)
*Please be respectful of neighbors too, by not blocking their driveways or mailboxes.
*CREDIT/DEBIT cards can only be taken on purchases of $100 and over. All purchases less than $100 will need to be CASH.
*I'm sorry, but we are working here around the clock, and just aren't able to answer all the pricing questions, etc.. that we're getting. Just plan to come see us, as we have to have this entire estate emptied in JUST 4 days !!!
