Sign-up sheet: Just in case we get a big crowd, there will be sign-up sheet at the door 30 mun before we open. We'll let people in based on the sign-up order as we only allow 10 people at a time.

1. All Sales Are Final
No refunds, returns, or exchanges.
Items are sold as-is, where-is, with no guarantees or warranties expressed or implied.
Customers are encouraged to thoroughly inspect and test items before making a purchase decision.

2. No Early Entry
We do not allow early birds. Entry is only allowed during posted sale hours.
Sign-up sheets, if used, are first-come, first-served.

3. Payment Methods
We accept cash and credit/debit cards and Venmo.
Sales tax may be collected where applicable unless you present a valid reseller permit.

4. Item Holds and Pricing
We do not hold items without payment.
Discounts may be applied on the final day of the sale.

5. Sold Tags
If you place a “SOLD” tag on an item, you are committing to purchase it.
Please notify a staff member once you do so.
Items not paid for in a timely manner may be returned to the sale floor.

6. Moving & Loading
Buyers are responsible for bringing help to move large items.
All items must be removed by the end of the sale unless otherwise arranged.
Please walk carefully and at your own risk—many estate homes have tight spaces, stairs, or uneven surfaces.

7. Conduct & Security
Rude or aggressive behavior will not be tolerated.
Theft or tag switching will result in removal and prosecution.
We may have video surveillance and/or security on-site.

8. Parking
Please obey all parking signs and do not block driveways or neighbors' access.
Park at your own risk. We are not responsible for damage or towing.

10. Right to Refuse Service
We reserve the right to refuse entry or service to anyone for any reason.
